BIAAPA-Approved Plots: What Buyers Should Verify Before Purchasing

A practical due-diligence checklist for buying an approved villa plot in the Bengaluru airport planning area.

BIAAPA approval is an important starting point when evaluating plotted developments in and around Devanahalli. It indicates that the layout has been considered by the relevant planning authority, but buyers should review the supporting documents carefully.

Ask for the approval order and approved layout plan. Cross-check the survey numbers, plot dimensions, road widths, civic amenity areas and the specific plot being offered. Confirm that the sale agreement and final deed reflect the approved plan.
